Most end of lease cleaning costs in Australia land between $200 and $850. A one-bedroom unit sits at the low end and a four-bedroom house sits at the top. Where you land depends on bedrooms, bathrooms, carpet and how dirty the place is.
This guide shows 2026 prices by property size and by city, explains what pushes a quote up, and lists what to check before you pay. Clean Nation runs an end of lease cleaning service in Sydney, Melbourne, Brisbane, Perth and Newcastle, so the city prices below come from our own price lists.
How Much Does the End of Lease Cleaning Cost by Property Size?
The table shows the usual end of lease cleaning cost for an empty, reasonably clean property with no extras. We rounded it from 2026 prices published by Australian cleaning companies, including ours.
| Property | Usual price range |
|---|---|
| Studio or 1 bedroom | $200 to $420 |
| 2 bedrooms | $280 to $520 |
| 3 bedrooms | $350 to $680 |
| 4 bedrooms | $500 to $850 |
| 5 bedrooms or more | Custom quote |
Some companies charge by the hour instead, often $35 to $80 an hour. That can look cheap, but you will not know the final bill until the job is done. A fixed price is easier to budget for.
What Does the End of Lease Cleaning Cost in Each City?
Prices change from city to city because of wages, travel time and the kind of homes people rent. These are Clean Nation’s current end of lease cleaning prices. They are “from” prices unless a range is shown.
| City | 1 bedroom | 2 bedrooms | 3 bedrooms | 4 bedrooms |
|---|---|---|---|---|
| Melbourne | from $328 | from $381 | from $467 | from $613 |
| Brisbane | from $399 | from $459 | from $579 | from $679 |
| Perth | $200 to $300 | $280 to $400 | $350 to $550 | $500 to $800 |
| Newcastle | $250 to $330 | $300 to $430 | $390 to $570 | $490 to $650 |
Sydney jobs usually come in between $350 and $700 or more, depending on size and condition. In most cities, carpet steam cleaning and pest or flea treatment are quoted on top.

What Changes Your End of Lease Cleaning Price?
Two homes with the same number of bedrooms can get very different quotes. These are the things that move the number.
Bedrooms and Bathrooms
Every extra bedroom adds floor, wardrobes and skirting boards. Every extra bathroom adds tiles, grout, a shower screen and a toilet. Bathrooms add more time per room than bedrooms do, so a 2-bedroom home with two bathrooms can cost close to a 3-bedroom with one.
Condition of the Property
A home that has been cleaned now and then is quick to finish. A baked-on oven, mould in the shower grout, limescale on taps and sticky marks on cupboards take far longer. Heavily soiled properties are usually priced by custom quote after the cleaner sees photos.
Carpets and Floors
Many leases ask for steam-cleaned carpet. This is normally priced per room, and the usual range is $25 to $60 a room depending on the carpet and the stains. If your agent asks for a carpet receipt, book carpet steam cleaning with the same team and get both on one invoice.
Windows, Balconies and Garages
Inside window glass and tracks are part of most packages. Outside glass on upper floors, a balcony that needs pressure washing and a greasy garage floor are usually separate jobs with their own price.
Pets, Access and Timing
Pet hair, odours and fleas add time, and flea treatment is normally quoted separately. Long stairs, no parking near the door and same-day or weekend slots can also lift the price.
What Is Included and What Costs Extra?
A standard package from most end of lease cleaning services follows the list your agent checks at the final inspection. Always ask for the checklist in writing.
| Usually included | Usually extra |
|---|---|
| Kitchen: cupboards, benchtops, sink, oven and rangehood | Carpet steam cleaning |
| Bathrooms: shower, tiles, toilet, basin, mirrors | Pest or flea treatment |
| Bedrooms and living areas: skirting boards, doors, switches, floors | Outside windows on upper floors |
| Laundry, wardrobes and cupboards | Balcony or garage pressure washing |
| Window sills and inside glass | Heavy wall marks and rubbish removal |
Do You Have to Pay for a Professional Clean?
Not in every case. The rules say you must leave the home clean and close to how it was on day one, apart from normal wear and tear. A professional clean is the easiest way to show you did that, and the bond cleaning cost is small next to a bond that is often about a month’s rent. The details differ by state.
New South Wales
In NSW you must hand the home back in the same clean condition it was in at the start. Your move-in condition report is the proof. If your agent claims money from your bond, they must show evidence such as quotes or invoices. A bond cannot be more than four weeks’ rent. Many Sydney renters book bond cleaning in Sydney so the clean is done to the agent’s checklist.
Victoria
Victorian renters must leave the property reasonably clean. For agreements signed on or after 29 March 2021, the rental provider cannot ask for a professional clean unless the home was professionally cleaned before you moved in or its condition needs one, according to Consumer Affairs Victoria. Many renters still book vacate cleaning in Melbourne to save a weekend and avoid arguments over the bond.
Queensland
In Queensland, you must return home in the same condition as at the start, less fair wear and tear. The RTA says fair wear and tear does not include dirt, grime or grease. You can clean it yourself or hire a professional. People who want the job done to a property manager’s list often choose bond cleaning in Brisbane.
Western Australia
In WA the landlord must inspect the property and write a final condition report. That report and other evidence decide what happens to your bond. A bond can be up to four weeks’ rent when the rent is $1,200 a week or less. Perth renters often use bond cleaning in Perth so the oven, bathrooms and window tracks are ready for that inspection.
Why Do Quotes Vary So Much Between Companies?
Two end of lease clean quotes for the same home can be $150 apart. The gap usually comes from what is counted in the end of lease cleaning cost.
- One price may assume an empty, reasonably clean home. Another may add charges once the cleaner arrives.
- One may include the oven and range hood. Another may list them as extras.
- One may be an hourly rate with no cap. Another may be a fixed price.
- One may offer a re-clean promise. Another may not.
Ask each of the end of lease cleaners you call to list what is in the price, what is not, and what happens if your agent raises an issue after the clean.

How Do You Avoid Paying More Than You Need To?
Get a Fixed Price With Photos
Send photos of the kitchen, bathrooms and carpets. A cleaner who has seen the property can quote a fixed price that will not change on the day.
Clear the Property First
Cleaners cannot clean under furniture, boxes or rubbish bags. Remove your belongings and rubbish before the clean, or the team may need extra time and charge for it.
Do the Small Jobs Yourself
Empty and defrost the fridge, take out the bins and remove anything stuck to walls. These jobs are quick for you and slow for a team that is billing by the hour.
Ask What the Guarantee Covers
Ask how many days a re-clean promise lasts and whether it covers items raised at the final inspection. A re-clean promise is not the same as a bond refund promise. Your agent still decides the bond.
Book as Soon as You Know Your Date
Once you have a move-out date, book. You get a choice of days and you avoid paying extra for a rushed same-day slot.

Frequently Asked Questions
How long does an end of lease clean take?
A small unit can take a few hours. A four-bedroom house, or any home with a heavily soiled oven and bathrooms, can take most of a day. The cleaner can give a better estimate once they see photos.
Do I need to be home during the clean?
No. Many renters leave the keys with the agent or in a lockbox and collect a receipt and photos afterwards. If you can be there at the start, it helps to point out problem spots.
Should I book the cleaner before or after the removalists?
After. The property must be empty so every cupboard, wardrobe and floor can be cleaned. Aim for the day after your move-out, and leave a gap before your agent’s final inspection in case anything needs a touch-up.
Can cleaning fix marks and damage?
Cleaning removes dirt, grease, mould and stains. It cannot fix holes in walls, burns, worn carpet or broken fittings. These are repair jobs, and a good company will tell you which is which before you book.
Do I get a receipt for my agent?
Yes. Ask for a tax invoice that lists the date, the address and the work done. Some agents ask for it, and it is useful evidence if your bond is queried.
Final Checks Before You Book
Pick a fixed price, ask what is included, and keep your move-in report and photos handy. Add carpet cleaning if your lease asks for it. Then book as soon as your move-out date is set.
